Miami Dade Building Permits
If you live in unincorporated Miami-Dade County, the County will issue building permits. Permits can be filed at Miami-Dade County's Permitting and Inspection Center, at 11805 SW 26 Street (Coral Way), between 7:30 a.m. - 4 p.m. Monday through Friday.
There are different building jurisdictions. Each city has it's own building official who issues building permits for work within that city's limits.
Getting a building permit
The following is a description of the steps required to obtain a permit:
You must include a folio number (13 digit number)
or Miami-Dade County Property Appraiser's office, 111 NW 1st Street, 7th floor.
Certain types of Building and Structures are exempt from Florida Building Code permitting requirements. Some items are not regulated by the code. You can review the Permit Exemptions.
Submit two sets of plans to include (as applicable) site/plot plan, floor plan with location of plumbing and electrical fixtures, elevations, electrical service panel, cross sections of structural walls with details of materials and fasteners, roof framing plan, and energy calculation (when new structures or additions are air conditioned).
Please note that certain projects will be processed through the Concurrent Plans Processing System (CPP). This system allows the plans and documentation to be sent electronically to multiple departments for review, thus expediting the permitting process.
Submit your permit application and plans at the Permit Counter to obtain a processing number. The Building Permit & Occupancy Representative will enter into the computer the information from your application and keep your plans for routing through processing. Permits for new construction are processed between 7:30 a.m. and 4 p.m., Monday through Friday.
The Permit Records Section will direct you to pay an up-front permit fee at the cashier. Most Building & Neighborhood Compliance Department reviews will be completed in several days.
Residential permits take approximately 30 working days and commercial permits take approximately 50 working days for processing. These time projections are for initial plans review only.
You will be notified once processing is completed.
After all reviews have been signed off, please pay the permit fee at the cashier and the permit card will issued.
